Interview With A Burbank Realtor, Part 1

Finding the best Burbank Realtor can seem like a long and tedious process. There are thousands of Realtors in the United States and probably several in your community. How do you ensure that you hire only the best Burbank Realtor who will help you market your property?

Our homes are probably our most-priced treasures and biggest investment. Given this, it is very important that you find time to shop around for the best Real Estate agent. Interviewing your potential candidates increases your chances of hiring the most competent Burbank Realtor. Start by making a list of questions that you can ask your candidates.

Real Estate history

The first part of the interview should be about the candidate's Real Estate history. Experience plays a big role in determining the competence of a Real Estate professional. Make a set of questions that will give you the chance to get to know him better. These questions should be able to define the Realtor's edge over other competitors.

1.    How long have you been a Burbank Realtor?
2.    Is this your full time job? If not, what other jobs do you have?
3.    Do you live in my Burbank?
4.    Have you worked on houses within my price range?
5.    What price can you suggest for my property?
6.    How will you determine the selling price of my property?
7.    Can you give me a list of former clients that I can use as references?

After this part, you should be able to decide whether or not you would want to go on with the interview. If you feel that he is not competent enough to be part of your team, you may dismiss him politely. Do not forget to thank him for the time but be honest enough and tell him that you are no longer considering him for the position.

Real Estate performance

If you feel that you could be interviewing the right person, then it's time to move on to the next set of questions. These are questions that deal on the Real Estate performance of your candidate. At the end of this part, you should be able to get a good look at his competence as a Burbank Realtor, his work ethics, and his working style. Consider the following questions to help you choose the best Burbank Realtor:

1.    What is the average number of properties that you sell every year?
2.    What percentage of your business are referred by former clients?
3.    How many of your listings sell?
4.    Can you show me a marketing plan for my property? How soon can you show it to me?
5.    How many listings do you have at the moment?
6.    Are you planning of coming up with print materials for my house? If so, what information will you include in the ad? Will it feature a photo of my property? What positive aspects of the house will you highlight?

7.    What is the size of your buyer network?
8.    How many buyers do you actively communicate with?
9.    How will you make my property stand out from the other houses advertised online?
10.   Will you encourage your fellow Burbank Realtor to sell my property?
11.   How often will you give me a marketing update? Can you promise to send me a report on a weekly basis?

The Bonus Benefits

The third part of the interview is optional. This part is made of questions that can help you find out whether or not your potential Burbank Realtor can help you in other aspects of Real Estate investing. Once you've short listed your candidates to two and there are two equally competent candidates left, you choose the Burbank Realtor who can offer you the most benefits. To find out more about his other skills, consider asking the following questions:

1.    What other services can you offer me that other Burbank Realtors cannot provide?
2.    Can you give me a better price for your services?
3.    What other non-Real Estate skills do you have that may be able to help you market my property?

Feel free to add more questions as you wish. By the end of the interview, you should be able to have a good idea as to whom you would want to hire.

After you choose an agent, the next thing that you do is listen to his marketing suggestions. Most Real Estate professionals have had enough experience and they know what to do to expedite the selling process. More often than not, they will suggest the following:

1.    Hire caretaker while your house is on the market. Buyers can visit anytime. Caretakers will not only be there to accommodate unexpected visitors, they will also be there to ensure that the house is in good condition.

2.    Hide all knick-knacks. Interested parties will not only look at the exterior of the house. They will also check out drawers and closets so ensure that there are no unpleasant knick-knacks inside them. In the meantime, you can hide everything in a friend's stock room.

3.    Fix the dripping faucet. Plumbing indicates a major structural problem. They can be very expensive to repair so before you even put your property in the market, find time to fix all faucet or shower problems.

4.    Ensure good lighting. Most buyers will visit after working hours. Make sure that lights are switched on at night. Lighting makes a very dramatic atmosphere in your home so ensure that all lights are working properly.

5.    Enhance your exterior. First impressions last. The very first thing that your buyers will notice is your facade, your driveway, your pool, your gate, your door – everything seen outside your house. If they feel that your exterior is not good enough, they lose their interest to check the interior of your property.

Finding time to interview your potential Burbank Realtor can give you a string of advantages in the end. It will not only help you save money, time, and effort, it can also expedite the whole selling experience. Find a comfortable venue, medium, and time for your interview. It can be at a coffee shop, at the Realtor's office, or in your home.
